Getting Your Property Ready for a Rental Inspection or Sale

Whether it's a routine rental inspection, a new tenancy or an open home, the outside of a property is the first thing people see. An overgrown section makes a home look neglected, even when the inside is spotless. This checklist covers the outdoor jobs that make the biggest difference.

Whether it's a routine rental inspection, a new tenancy or an open home, the outside of a property is the first thing people see. An overgrown section makes a home look neglected, even when the inside is spotless. This checklist covers the outdoor jobs that make the biggest difference.

Lawns mown and edged

A freshly mown lawn with clean edges instantly lifts a property. If the grass has grown long, allow time for a couple of cuts, so the lawn isn't scalped right before photos or an inspection.

Hedges and shrubs trimmed

Trim hedges back from paths, windows and the letterbox, and keep sightlines clear from the driveway. Neat hedges make a section look cared for and bigger.

Garden beds weeded

Clear weeds from garden beds and borders. For rentals, laying weed mat with bark on top keeps beds tidy between visits and reduces ongoing work for tenants.

Gutters cleared

Overflowing gutters and weeds growing from the roofline are an easy thing for inspectors and buyers to spot. A gutter clean also helps prevent water damage over winter.

Paths and driveways cleaned

Water blasting removes moss and grime from driveways and paths, which looks better and makes them safer to walk on.

Rubbish and green waste removed

Old clippings, branches and general rubbish lying around the section undo all the other work. Get it taken away before the inspection or listing photos.

Who looks after the garden in a rental?

Responsibilities differ between tenancies, so check your tenancy agreement for who looks after lawns, gardens and hedges. Tenancy Services (tenancy.govt.nz) has guidance for landlords and tenants.

One call for the whole yard

How Often Should You Mow Your Lawn in Auckland?

Auckland's mild, damp climate means grass grows for most of the year. That's great for a green lawn, but it also means it gets away on you quickly. How often you should mow depends on the season and the type of grass you have.

Auckland's mild, damp climate means grass grows for most of the year. That's great for a green lawn, but it also means it gets away on you quickly. How often you should mow depends on the season and the type of grass you have.

Spring and summer: every one to two weeks

From around September to March, growth is at its fastest. Many Auckland lawns are kikuyu or have kikuyu through them. Kikuyu loves warm weather and spreads quickly, so weekly mowing is often needed in peak summer. Slower-growing lawns can usually go a fortnight.

Autumn: every two to three weeks

As temperatures drop, growth slows. Keep mowing regularly so the lawn goes into winter tidy and at a healthy height.

Winter: every three to four weeks, or as needed

Auckland winters are mild, so grass keeps growing slowly. Mow when it looks untidy, and avoid mowing when the ground is waterlogged, which damages the lawn and leaves ruts.

Height matters as much as frequency

The golden rule is never to remove more than a third of the grass height in one mow. If a lawn has grown long, bring it down over two or three cuts rather than all at once. Leaving the grass slightly longer in the heat of summer also helps it hold moisture and stay green.

Signs your mowing schedule isn't working

Yellow or brown patches after mowing (cut too short)

Clumps of clippings left on the lawn (left too long between mows)

Weeds and bare patches spreading through the lawn

Let us keep it on schedule

Regular mowing is the easiest way to keep your lawn healthy and your weekends free. Kaler Mowing & Yard Solutions offers one-off and regular mowing across Auckland. Get a free quote.

Spring Lawn Care in Auckland: A Simple Checklist

Spring is when Auckland lawns wake up. As the soil warms through September and October, grass starts growing fast, and so do the weeds. A little work now sets your lawn up for a thick, green summer. Here's what we recommend.

Spring is when Auckland lawns wake up. As the soil warms through September and October, grass starts growing fast, and so do the weeds. A little work now sets your lawn up for a thick, green summer. Here's what we recommend.

Start mowing regularly, but not too short

Once growth picks up, most Auckland lawns need mowing every one to two weeks. Never cut off more than a third of the grass height in one go. Cutting too short stresses the lawn, lets light reach weed seeds and leaves bare patches when summer dries things out.

Tackle weeds early

Broadleaf weeds such as clover, dandelion and onehunga weed (bindii) appear in spring. Onehunga weed is the one that leaves prickles in bare feet in summer, so it's worth treating before it sets seed. Pull small patches by hand, or use a selective lawn weed spray and follow the label carefully.

Feed your lawn

A spring feed with a lawn fertiliser gives grass the boost it needs to thicken up and crowd out weeds. Apply it when rain is forecast or water it in, and always follow the rate on the packet. Too much can burn the lawn.

Fix bare and thin patches

Spring is a good time to sow seed. Rough up bare patches with a rake, sprinkle lawn seed suited to your lawn type, cover lightly with soil and keep it damp until it's established.

Edge and tidy the borders

Crisp edges along paths, driveways and garden beds make the whole section look sharper. It's also a good time to lay weed mat in garden beds before the summer weeds take hold.

Give hedges their first trim

Hedges put on a burst of growth in spring. A light trim now keeps them dense and in shape, and makes summer trims quicker.

Short on time?
